Concrete and Paver Cleaning in Watervliet

Gray concrete, green pavers and slick steps drag down a clean house. We use a rotary cleaner and the right rinse for each material, so the ground comes out even and nothing gets etched. You get a clear plan and price before we start.

What this work is and when it makes sense

This is how we clean the flat ground around a home: driveways, front walks, steps, paver paths and stone landings. We do not just blast it with a wand. A spinning rotary cleaner keeps the spray at one height and one distance, so you don't end up with zebra stripes or chewed-up joints.

It is the right call when the dirt is in the surface, not on top of it. Algae in the shade, tire marks, leaf stains and the white film winter salt leaves behind won't come off with a hose. Our crew has been doing this work around Watervliet for 5 years, and we are licensed and insured.

What the job includes

A walk of every area

We look at each area with you first. We point out cracks, loose pavers and old sealer so you know what to expect before any water hits it.

Pre-treatment for organic growth

Shaded walks and north-side steps grow algae and moss. We apply a cleaner that loosens it at the root, so it doesn't just come back in a month.

Even rotary cleaning

The rotary cleaner covers flat areas in overlapping passes. Edges, steps and corners get detail work by hand.

Joint-safe paver work

Pavers get lower pressure so we don't wash out the sand between them. If joints were already empty, we tell you so you can decide on re-sanding.

Rinse and cleanup

We rinse siding, beds and the street side of the job. Debris gets swept up and hoses get rolled before we leave.

Signs your concrete and pavers are due

  • Green or black patches

That's algae or mildew. It gets slick when wet and keeps spreading in shade.

  • White crust after winter

Salt and de-icer dry into a chalky film on concrete. Left alone, it helps the freeze-thaw cycle pit the surface.

  • Weeds and moss in paver joints

Growth in the joints lifts pavers over time. Cleaning it out early saves a reset job later.

  • Dark drip lines and leaf stains

Tannins from leaves and runoff under gutters stain light concrete. A hose won't touch them.

  • The house looks better than the ground

If your siding is clean and the walk is gray, curb appeal stops at the front step.

How the day runs

  1. 1

    Free quote by phone

You tell us what needs cleaning and roughly how big it is. We set a time to look and give you a written price.

  2. 2

    Prep and protect

We move planters and mats, wet down plants and cover outlets and low lights near the work. Cars come off the driveway the night before.

  3. 3

    Treat, clean, detail

Growth gets pre-treated and given time to work. Then the rotary cleaner goes over the flat areas and we hand-detail steps and edges.

  4. 4

    Final rinse and walk-through

We rinse everything down and walk it with you. If a spot needs another pass, we do it then, not on a callback.

What moves the price

Most of the price comes from how much ground there is and what's on it. A driveway with light dirt is a quick job. A shaded paver patio with years of moss takes longer and needs more treatment. We put each area on the quote separately so you can pick what you want done.

Square footage
Bigger areas take more time and water. Long driveways are often simpler per foot than lots of small walks and steps.
Type of material
Broom-finish concrete cleans fast. Pavers, stamped concrete and natural stone need lower pressure and more care.
How much growth and staining
Heavy algae, oil spots and rust stains need pre-treatment and dwell time. Light dirt does not.
Steps, edges and access
Stairs, tight side paths and areas far from a water spigot add hand work and setup time.

Concrete and paver questions

Something not covered here? (518) 535-7940

Will this damage my concrete or pavers?

Not the way we do it. The rotary cleaner holds a steady distance, which is what prevents etching and stripe marks. On pavers we turn the pressure down to protect the joint sand. If an area is already crumbling, we tell you before we start.

Can you get oil stains out of my driveway?

We can usually lighten them a lot. Fresh drips come out best. Old stains that soaked deep may fade but not disappear, and we'll say that up front instead of overselling it.

How long until I can use the driveway again?

You can walk on it as soon as we're done. Give it a few hours to dry before you park, mostly so tires don't track dirt back onto it.

What happens to my plants and lawn?

We soak beds with plain water before and after any cleaner goes down. That dilutes overspray. We also keep runoff from pooling in gardens.

How often should this be done?

Most homes do well once a year. Late spring is a good time, after the salt is done and before summer growth. Shady areas may need it more often.
